Garage Door Maintenance and Inspection Guide

Learn what to watch for between garage door service visits and what a professional maintenance inspection should include.

Notice changes before they become a breakdown

New scraping, grinding, shaking, uneven travel, damaged weather seals, or an opener that works harder than usual are reasons to arrange an inspection. A familiar door can develop wear gradually, so changes in sound and movement are useful clues.

Simple care between service visits

Keep the opening clear and follow the door and opener manufacturers’ care instructions. Clean finishes using the method specified for the material. Keep photo-eye lenses free of ordinary dust without moving their mounting positions. Store remotes out of children’s reach and keep controls where the full doorway is visible.

Lubrication requirements differ by component and manufacturer. Avoid coating tracks or safety sensors indiscriminately. If you do not know which product or part is appropriate, ask during service. See Amarr’s maintenance and cleaning guidance and the instructions for your exact door.

Leave loaded hardware to a professional

Do not adjust spring tension, loosen cable drums or bottom brackets, or attempt to reconnect a loose cable. Stop using a door that looks crooked, has a visible spring gap, or does not move safely. Repeated opener cycles can make an existing mechanical fault worse.

What a professional inspection can cover

An inspection should lead to an explanation of what is working, what needs attention, and which recommendations are optional. Maintenance does not make damaged components new or create a blanket lifetime warranty.

How often should service be scheduled?

Use the schedule in your manufacturer’s manual and consider the amount of use and the environment. A busy household, exposed hardware, or a change in operation may justify attention sooner. Ask your technician for advice based on the condition of your own system.

The Two Brothers service coupon

Our $69 coupon covers the service call and inspection, with the regular $165 price shown on the offer. Parts, repairs, and installation cost extra and require approval. It is an opportunity to understand the condition of the system before deciding on work.
